Public notice is hereby given that on September 17, 2014 a certificate was filed in the Office of the County Clerk of Champaign County, Illinois, setting forth the names and post office addresses of all the persons owning, conducting, and transacting the business known as Nailed Perfection Located at 2918 Crossing Ct. Unit D. Studio 112 Champaign IL 61822.
The University of Illinois at UIUC wishes to lease office and classroom space located in Champaign-Urbana within a three mile radius of the Urbana-Champaign Campus Illini Union Building. This property will be used for administrative and educational purposes for the Osher Lifelong Learning Institute at the University of Illinois. The requested lease duration is five (5) years, plus one (1) two-year renewal option and one (1) three-year renewal option.
Space requirements include the following: a minimum rentable area of approximately 5,500 square feet, a relatively modern building to accommodate voice and data communication requirements including direct connection to University fiber network, elevator access if the space is located on more than a single floor or is not on the ground level, gross lease structure preferred, professional office setting, classroom, library and meeting space and availability no later than July 1, 2015.
Further space requirements include: at least two (2) offices with approximately 150 sq. ft., one (1) reception area with approximately 350 sq. ft., one (1) public area for resource library with approximately 400 sq. ft., one (1) open kitchen area for public gathering and coffee service with at least 10 ft. of counter space and refrigerator with approximately 250 square feet, one (1) conference room with approximately 250 sq. ft., one (1) classroom with approximately 1600 sq. ft. to accommodate 125 people , at least one (1) classroom approximately 900 square feet to accommodate 55 people, approximately 400 sq. ft. of storage area for program supplies, circulation area of approximately 1180 sq. ft. one (1) network / server room of sufficient size, adequate ADA compliant restroom facilities to accommodate 3 staff members, instructors and up to 140 members, one hundred forty (140) parking spaces for staff, instructors, and members.
Respondent Instructions: (1) Submittal should include one hard copy and one PDF electronic version. (2) Include an exhibit indicating ADA accessible parking spaces available, including shared spaces, tenant assigned, and guest, along with any associated cost. (3) Lease terms should include any credits for relocation, moving allowance, tenant improvement allowance, rent abatements or other financial incentives. (4) Lease terms shall specify the annual gross rental cost per lease year for initial term, along with renewal term gross rental costs or adjustments and an estimate of any other associated cost not included in gross rental rate. (5) Provide floor plan of proposed demised area and any building common areas. (6) Submittal must be received no later 4:00PM on October 14, 2014.
At the time it submits its response to this RFI, the respondent must certify that it is a properly formed and existing legal entity and, if applicable, has obtained an assumed name certificate from the appropriate authority, or has registered to conduct business in Illinois and is in good standing with the Illinois Secretary of State (30ILCS 500/1.15.80, 20-34.)
