NOTICE OF PUBLIC HEARING OF THE PLAN COMMISSION OF THE CITY OF CHAMPAIGN, ILLINOIS AND CHAMPAIGN CITY COUNCIL, ON A PROPOSED TEXT AMENDMENT TO THE ZONING ORDINANCE, CHAPTER 37 OF THE MUNICIPAL CODE. (Case PL14-0035)

NOTICE IS HEREBY GIVEN to all interested persons that a public hearing will be held in the Council Chambers of the City Building, 102 North Neil Street, Champaign, Illinois, on Wednesday, September 17, 2014, at 4:00 p.m. before the Plan Commission, concerning amendments to the Champaign Zoning Ordinance Sec. 37-60, Performance Standards in the MF1 District. The purpose of this text amendment is to limit the number of bedrooms in all residential structures in the MF1 Zoning District to four (4). A copy of the detailed draft amendments is available in the City of Champaign Planning & Development Department for review.

This notice is given pursuant to the provisions of Section 37-758 of the Champaign Municipal Code, 1985, as amended.

In said public hearing, all interested persons will be given an opportunity to be heard and to present their arguments for or against passage of an Ordinance enacting the aforesaid action.

NOTICE OF PUBLIC HEARING OF THE ZONING BOARD OF APPEALS OF THE CITY OF CHAMPAIGN, ILLINOIS, ON A PROPOSED MAJOR SETBACK VARIATION AT 405 W. UNIVERSITY AVENUE IN THE CITY OF CHAMPAIGN (CASE PL14-0034)

NOTICE IS HEREBY GIVEN to all interested persons that a public hearing will be held in the Council Chambers of the City Building, 102 North Neil Street, Champaign, Illinois, on Thursday, September 18, 2014, at 4:00 p.m. on a proposed major variation for 405 W. University Avenue. The petitioner requests a partial waiver of the rear yard setback regulations to permit the reconstruction of the rear exit stairway and to bring it into compliance with current codes. Specifically, the petitioner requests a variation reducing the rear yard setback for principal structures from ten (10) feet to zero (0) feet along the south side of the property bordering the public alley
