PROPOSED CONDITIONAL USE PERMIT AND MAJOR VARIANCE

NOTICE IS HEREBY GIVEN to all interested persons that the Urbana Zoning Board of Appeals will hold a public hearing on Wednesday, April 15, 2015 at 7:30 P.M. in the Urbana City Council Chambers, 400 South Vine Street, Urbana, Illinois, to consider the following related applications:

ZBA Case No. 2015-C-01: A request by Tod Satterthwaite for a Conditional Use Permit to allow a duplex at 703 West High Street in the R-2, Single-Family Residential Zoning District. The Urbana Zoning Ordinance requires a Conditional Use Permit to allow duplexes in the R-2 district.

ZBA Case No. 2015-MAJ-01: A request by Tod Satterthwaite to grant a Major Variance to allow a duplex on a lot 50 feet wide and 4,737 square feet in area at 703 West High Street in the R-2, Single-Family Residential Zoning District.

Pursuant to the Urbana Zoning Ordinance, Table V-1, a Conditional Use Permit is required for duplex uses in the R-2, Single-Family Residential Zoning District.

Pursuant to the Urbana Zoning Ordinance, Section VI-3.B, on lots in R-2 or R-3 Districts that were platted prior to December 21, 1970, the minimum area required for a duplex is 6,000 square feet, and the minimum required average lot width for a duplex is 60 feet. In this case, the lot is 4,737 square feet and 50 feet wide. The applicant is therefore requesting a Major Variance to allow a duplex on a lot whose area is 21.1% smaller and whose width is 16.7% narrower than is required.

The subject property has been in use as a duplex for at least 30 years. The Conditional Use Permit and Major Variance are being sought to allow the property to be sold as a duplex.

In the B-3, General Business District, the maximum allowable area of a projecting sign is 32 square feet.

ZBA Case No. 2015-MAJ-03: A request by Bainbridge CC Urbana Apartment REIT, Inc for a Major Variance to allow a projecting sign located above the first story of the building at 1010 West University Avenue and 508 North Goodwin Avenue.
