NOTICE OF FORECLOSURE SALE
PUBLIC NOTICE is hereby given that pursuant to a Judgment of Foreclosure entered by the Court in the above-entitled cause the property hereinafter described or so much thereof as shall be sufficient to satisfy said judgment, will be sold to the highest bidder.

LOT 2, EXCEPT THE WEST 15.00 FEET, AND THE SOUTH 14.25 FEET EXCEPT THE WEST 15.00 FEET OF LOT 1 OF A REPLAT OF LOT 13 OF FLESSNER SUBDIVISION AS SHOWN ON PLAT RECORDED JULY 14, 1997 AS DOCUMENT NUMBER 97R16145, SITUATED IN CHAMPAIGN COUNTY, ILLINOIS.
Commonly known and numbered as: 2813 East Concord, Urbana, Illinois 61802
(D) The time and place of the sale are: Public sale at 9:00 a.m., on October 10, 2014 inside the Champaign County Courthouse in the Jury Assembly Room, 101 East Main St., Urbana, Illinois 61801.
The property will NOT be open for inspection.
(E) The terms of the sale are: Cash or certified check or the equivalent thereof.
(F) Title will be conveyed without warranties, subject to all general real estate taxes which are a lien upon the real estate, but have not yet become due and payable; special assessments, if any; other exceptions, if any, set forth in the title insurance company and easements, covenants and restrictions of record.
(G) IF YOU ARE THE MORTGAGOR (HOMEOWNER), YOU HAVE THE RIGHT TO REMAIN IN POSSESSION FOR 30 DAYS AFTER ENTRY OF AN ORDER OF POSSESSION, IN ACCORDANCE WITH SECTION 15-1701 ( c ) OF THE ILLINOIS MORTGAGE FORECLOSURE LAW.
(I) Pursuant to 735 ILCS 5/15-1507.1, entitled “Judicial sale fee for Abandoned Residential Property Municipality Relief Fund,” upon and at the sale of residential real estate under Section 15-1507, the purchaser shall pay to the person conducting the sale pursuant to Section 15-1507 a fee for deposit into the Abandoned Residential Property Municipality Relief Fund, a special fund created in the State treasury. The fee shall be calculated at the rate of $1.00 for each $1,000.00 or fraction thereof of the amount paid by the purchaser to the person conducting the sale, as reflected in the receipt of sale issued to the purchaser, provided that in no event shall the fee exceed $300.00. No fee shall be paid by the mortgagee acquiring the residential real estate pursuant to its credit bid at the sale or by any mortgagee, judgment creditor, or other lienor acquiring the residential real estate whose rights in and to the residential real estate arose prior to the sale. Upon confirmation of the sale under Section 15-1508, the person conducting the sale shall remit the fee to the clerk of the court in which the foreclosure case is pending. The clerk shall remit the fee to the State Treasurer as provided in this Section, to be expended for the purposes set forth in Section 7.31 of the Illinois Housing Development Act.
