SEALED BID AUCTION

Sealed bids will be received at J. D. Lee Law Offices, LLC located at 606 South Main Street, Tuscola, Illinois until Wednesday, February 15, 2017 at 5:00 p.m. for the purchase of the agricultural real estate located immediately North of Camargo, Illinois on Route 130. The property consists of approximately fifty-three (53) acres tillable farmland.

Bids shall be made in writing, enclosed in a sealed envelope and plainly marked “Haines Farm Sale” on the exterior. Bids shall contain the name, address, and phone number of the bidder. Bids may either be delivered in person or by mail to J. D. Lee Law Offices, LLC, 606 South Main Street, P.O. Box 317, Tuscola, Illinois 61953. Bids will be deemed received on the date the bid arrives at J. D. Lee Law Offices, LLC. Additional information about the property is available upon request from J. D. Lee Law Offices, LLC.

SELLERS RESERVE THE RIGHT TO REJECT ANY AND ALL BIDS, TO NEGOTIATE WITH BIDDERS AND FURTHER RESERVE THE RIGHT TO CONDUCT A BID OFF WITH BIDDERS. If sellers elect to conduct a bid off between bidders, the bid off shall occur on Thursday, March 2, 2017 at 2:00 p.m. at J. D. Lee Law Offices, LLC. Sellers reserve the right to conduct the bid off in accordance with Sellers’ discretion, including the right to conduct a confidential bid off in person or by telephone or other electronic means of communication.

The successful bidder will be required to enter into a Purchase Contract upon determination of the successful bid. The successful bidder will be required to pay 10% of the successful bid as a down payment upon signing the Purchase Contract. The down payment will be held by J. D. Lee Law Offices, LLC in their attorney trust account pending closing of the sale. The Purchase Contract shall provide for closing within 30 days of receipt of the successful bid and execution of the Purchase Contract. The Property is sold “AS IS, WHERE IS, WITH ALL FAULTS”.
