CITY OF TUSCOLA
OLD NORTH WARD SCHOOL SITE
The City of Tuscola is requesting proposals for the sale of City owned property located in an established residential area of the community. The City acquired the former North Ward Elementary School, has cleared the site and now desires to sell the property, which encompasses approximately 3.6 acres. The property is bounded by Sale St., Overton St., Indiana Ave. and Niles Ave. in the City of Tuscola and is zoned D-2, General Residential. The area is included in a Tax Increment Financing (TIF) District, which has a term set to expire in 2021.
Proposals should be marked clearly on the exterior with “Old North Ward School Site,” and must be received in the office of the City Clerk, Tuscola City Hall, 214 N. Main Street, IL 61953, not later than 4:00 P.M., CST, on November 23, 2016, at which time they will be opened and read aloud. Proposals must include the name, address and contact information of the Proposer and an offered purchase price. The City Council has determined a minimum sale price of $220,000. Proposers are also invited to present additional information concerning proposed uses or development of the property, which the City Council may, in its sole discretion, consider in selecting a winning proposal. Highest offered price may not necessarily be the sole consideration in selecting a winning proposal. The City of Tuscola reserves the right to reject any and all proposals and to enter into negotiations with one or more proposers. Any buyer shall be required to enter into a real estate contract and/or redevelopment agreement with the City, which shall further detail the terms of the transaction.
