NOTICE OF JUDICIAL SALE
PUBLIC NOTICE is hereby given that pursuant to a Judgment of Foreclosure entered by the Court in the above-entitled cause the property hereinafter described or so much thereof as shall be sufficient to satisfy said judgment, will be sold to the highest bidder.
A. The name, address and telephone number of the contact for information regarding the real estate is: Richard J. Garcia, BUSEY BANK, 7980 Summerlin Lakes Drive, Fort Myers, FL 33907, Tele: 239/ 689-7113.
B. The common address or other common description, if any, of the real estate is: 605 W. Shurbet, Thomasboro, IL 61878.
C. A description of the improvement on the real estate is: single family residence.
D. The real estate will not be available for inspection prior to the sale.
E. The time and place of the sale are: at 9:00 A.M. on the 14th day of August, 2015, in the Lincoln Museum, First Floor of the Champaign County Courthouse, at 101 East Main Street, Urbana, Illinois, or in a place otherwise designated at the time of sale, County of Champaign and State of Illinois.
F. The terms of the sale are: public auction with open, verbal bids; the successful bidder must deposit 100% of bid by certified funds made payable to the Sheriff; Buyer shall pay the Judicial sale fee for Abandoned Residential Property Municipality Relief Fund, which is calculated on residential real estate at the rate of $1 for each $1,000 or fraction thereof of the amount paid by the purchaser not to exceed $300, in certified funds within five (5) business days. If the sale is set aside for any reason the Purchaser at the sale shall be entitled only to a return of the deposit paid. The purchaser shall have no further recourse against mortgagor, mortgagee or mortgagee’s attorney. NO REFUNDS.
G. Title will be conveyed subject to all general real estate taxes which are a lien upon the real estate, all general real estate taxes which have not yet become due and payable, and special assessments, if any, and easements and restrictions of records, or existing leases, if any, and applicable zoning laws; property is sold “As-is, where is, with no warranties”, and without any representation as to quality or quantity of title and without recourse to Plaintiff. The sale is further subject to confirmation by the Court.
H. Pursuant to Section 15-1507(c)(7) of the Illinois Code of Civil Procedure, no additional information shall be provided.
I. IF YOU ARE THE MORTGAGOR (HOMEOWNER), YOU HAVE THE RIGHT TO REMAIN IN POSSESSION FOR 30 DAYS AFTER ENTRY OF AN ORDER OF POSSESSION, IN ACCORDANCE WITH SECTION 15-1701(c) OF THE ILLINOIS MORTGAGE FORECLOSURE LAW.

Notice is hereby given that the Downs Community Fire Protection District has made a determination of the prevailing rate of wages within the Downs Community Fire Protection District as required by 820 ILCS 130/0.01 et seq. Notice is further given that said determination is contained in and has been adopted as part of Ordinance No. 15-01 of the said Fire Protection District which is now in full force and effect. Notice is further given that a copy of Ordinance No. 15-01 and the determination of prevailing wages made by the Downs Community Fire Protection District is available for inspection at the Fire Station located in Downs, Illinois during regular business hours for inspection by members of the public or others.

Newcomb Township and Newcomb Township Road District has passed Ordinances establishing prevailing wage rates for construction to be the save as those in Champaign County as determined by the Illinois Department of Labor. Anyone wishing to inspect the Ordinances may do so at the Newcomb Township Hall, 355 County Road 2700 North, Mahomet, Illinois 61853 upon request.
