NOTICE OF PUBLIC HEARING OF THE PLAN COMMISSION OF THE CITY OF CHAMPAIGN, ILLINOIS ON A PROPOSED REZONING OF THREE PROPERTIES LOCATED AT 106, 108 AND 108 ½ AVONDALE AVENUE. THE PROPERTY IS CURRENTLY ZONED IT-MF, IN-TOWN MULTIFAMILY RESIDENTIAL, AND IS BEING REZONED TO CG, GENERAL COMMERICAL. (Case PL15-0038)

NOTICE IS HEREBY GIVEN to all interested persons that a public hearing will be held in the Council Chambers of the City Building, 102 North Neil Street, Champaign, Illinois, on Wednesday, September 16, 2015 at 4:00 p.m. before the Plan Commission, on the proposed rezoning of a property located at 106, 108, and 108 ½ Avondale Avenue. The property is currently zoned IT-MF, In-Town Multifamily Residential and is being rezoned to CG, General Commercial District. The area to be rezoned to CG is more specifically described as follows:

Lot 95 in Avondale Place, being a portion of Lot 5 of Thomas B. Kyle’s Subdivision of the Southeast Half of Section 13, Township 19 N.R. 8 East of the Third Principle Meridian in the City of Champaign, Champaign County, Illinois.

And

Lot 96 in Avondale Place, an Addition to the City of Champaign, as per plat recorded in Plat Book ‘B’ at Page 231, situated in Champaign County, Illinois.

NOTICE OF PUBLIC HEARING OF THE PLAN COMMISSION OF THE CITY OF CHAMPAIGN, ILLINOIS ON A PROPOSED TEXT AMENDMENT TO THE SUBDIVISION REGULATIONS, CHAPTER 31 OF THE MUNICIPAL CODE. (Case PL15-0039)

NOTICE IS HEREBY GIVEN to all interested persons that a public hearing will be held in the Council Chambers of the City Building, 102 North Neil Street, Champaign, Illinois, on Wednesday, September 16, 2015 at 4:00 p.m. before the Plan Commission, concerning amendments to Champaign Regulations Sec. 31-105 (Subdivision Required) and Sec. 31-221 (Definitions. ‘S’). The purpose of this text amendment is to eliminate requirements for a preliminary plat when the subdivided property is considered a minor plat, property that has been approved as a planned development, and where public improvements to serve the subdivision have already been constructed. A copy of the detailed draft amendments is available in the City of Champaign Planning & Development Department for review.
