NOTICE OF PUBLIC HEARING REGARDING

TWO PROPOSED MAJOR VARIANCES

NOTICE IS HEREBY GIVEN that the Zoning Board of Appeals of the City of Urbana, Illinois will hold a public hearing on Wednesday, April 15, 2015 at 7:30 P.M. in the Urbana City Council Chambers, 400 South Vine Street, Urbana, Illinois, at which time and place the Board will consider the following case:

ZBA Case No. 2015-MAJ-02: A request by Bainbridge CC Urbana Apartment REIT, Inc for a Major Variance to allow an increase in the area of a projecting sign up to 64.75 square feet, or 102.3% larger than the maximum allowable area, at 1010 West University Avenue and 508 North Goodwin Avenue. In the B-3, General Business District, the maximum allowable area of a projecting sign is 32 square feet.

ZBA Case No. 2015-MAJ-03: A request by Bainbridge CC Urbana Apartment REIT, Inc for a Major Variance to allow a projecting sign located above the first story of the building at 1010 West University Avenue and 508 North Goodwin Avenue. In the B-3, General Business District, projecting signs are not allowed above the first story.

The properties are zoned B-3, General Business. Table IX-3 of the Urbana Zoning Ordinance limits projecting signs to a maximum area of 32 square feet and does not allow projecting signs above the first story in B-3 Zoning Districts. The petitioner is requesting a variance to allow a projecting sign that is 64.75 square feet, or 102.3% larger than the maximum allowable area. The petitioner is also requesting a variance to allow a projecting sign to be located above the first story of the building.

Pursuant to the Urbana Zoning Ordinance, the Zoning Board of Appeals must recommend approval of a major variance by a two-thirds majority and forward the recommendation to City Council for a final decision.

CONDITIONAL USE PERMIT

NOTICE IS HEREBY GIVEN that the Zoning Board of Appeals of the City of Urbana, Illinois will hold a public hearing on Wednesday, April 15, at 7:30 P.M. in the Urbana City Council Chambers, 400 S. Vine Street, Urbana, Illinois, at which time and place the Board will consider the following case:

ZBA Case 2015-C-02: a request by HG Dwell, LLC for a Conditional Use Permit to allow the use of banquet facility/event space within an existing building at 202 West Illinois Street in the MOR, Mixed Office Residential Zoning District.

This property was most recently used as a church and is proposed to be used as an office and a banquet facility/event space. The MOR district allows restaurant, lodge/private club or similar uses with a conditional use permit. The proposed use of the building as a banquet facility/event space follows this classification. The building contains an existing kitchen and assembly space. The MOR district allows a second use of professional office by right.

Roe’s Third Addition to Urbana, Illinois; thence North along the West right-of-way line of Race Street 12 feet to the Southeast Corner of Lot 7 of said Addition; thence Westerly along the South lines of Lots 7, 8, 9 and 10 of said Addition to the Southwest Corner of said Lot 10; thence South to the Northwest Corner of the East One-third of Lot 21, thence Easterly along the North line of said Lots 21 and 22 to the Northeast Corner of said Lot 22, the point of beginning, EXCEPT the East 11.5 feet of the tract, in Champaign County, Illinois.

Tract 5:

Lot 9, except the North 105 feet thereof, of James T. Roe’s Third Addition, as per plat recorded in Deed Record “D” at Page 218, in Champaign County, Illinois; and The East Half of the vacated alley lying West of and adjacent to Lot 9, except the North 105 feet of said alley, in Champaign County, Illinois.
