PUBLIC NOTICE is hereby given that pursuant to a Judgment of Foreclosure entered in the above entitled cause, the Sheriff of Vermilion County will on Thursday, April 25, 2019, at the hour of 10:00 a.m. at Vermilion County Courthouse lobby, 7 N. Vermilion St., Danville, IL 61832 sell to the highest bidder for cash, the following described mortgaged real estate: Lot 13 Block 1 in Dice's First Addition to Hoopeston, now a part of the city of Hoopeston, situated in Vermilion County, Illinois. P.I.N. 03-14-205-003 Commonly Known As: 321 W Orange St, Hoopeston, IL 60942. Single Family Residence; Judgment Amount $41,907.40 The real estate is improved with a single-family residence.


Sale terms: Bidder must present, at the time of the sale, a cashier's or certified check made payable to the Sheriff of Vermilion County for 10% of the successful bid amount. The balance of the successful bid shall be paid within 24 hours, by similar funds. The subject property is subject to real estate taxes, special assessments or special taxes levied against said real estate and is offered for sale without any representation as to quality or quantity of title and without recourse to Plaintiff and in “as is” condition. The sale is further subject to confirmation by the Court.


Upon payment in full of the bid amount, the purchaser shall receive a Certificate of Sale, which will entitle the purchaser to a Deed to the real estate after the Confirmation of the Sale. The property will not be open for inspection and Plaintiff makes no representation as to the condition of the property.


Pursuant to 735 ILCS 5/15-1512, the amounts of any surplus bid will be held by the Sheriff until a party obtains a Court Order for its distribution, or for 60 days following the date of the entry of the order confirming sale, at which time, in the absence of an order directing payment of the surplus, it may be automatically forfeited to the State without further notice.


If this property is a condominium unit, the purchaser of the unit at the foreclosure sale, other than a mortgagee, shall pay the assessments and the legal fees required by the Condominium Property Act, 765 ILCS 605/9(g)(1) and (g)(4).


IF YOU ARE THE MORTGAGOR (HOMEOWNER), YOU HAVE THE RIGHT TO REMAIN IN POSSESSION FOR 30 DAYS AFTER ENTRY OF AN ORDER FOR POSSESSION, IN ACCORDANCE WITH SECTION 15-1701(C) OF THE ILLINOIS MORTGAGE FORECLOSURE LAW.
