PROPOSED ZONING ORDINANCE TEXT

AMENDMENT

NOTICE IS HEREBY GIVEN that the Plan Commission of the City of Urbana, Illinois will hold a public hearing on Thursday, May 9, 2019 at 7:00 p.m. in the Urbana City Council Chambers, 400 South Vine Street, Urbana, Illinois, at which time and place the Commission will consider the following rezoning:

Plan Case 2377-T-19: An application by the Urbana Zoning Administrator to amend the Urbana Zoning Ordinance with minor changes to Article II (Definitions), Article V (Use Regulations), Article VI (Development Regulations), Article VII (Standards and Procedures for Conditional and Special Uses), Article VIII (Parking and Access), Article IX (Signs and OASS Regulations), Article XI (Administration, Enforcement, Amendments, and Fees), Article XII (Historic Preservation), Article XIII (Special Development Provisions), and to make any other changes that are deemed necessary to provide clarity and ease of administration.

The Urbana Zoning Administrator proposes changes to the Zoning Ordinance to amend Article II (Definitions) to clarify definitions and illustrations; Article V (Use Regulations) to amend regulations for multiple principal uses on one lot; Article VI (Development Regulations) to amend fence regulations to match City Code, and to clarify yard and MOR District requirements; Article VIII (Parking and Access) to clarify accessory parking areas, and to add bicycle parking diagrams; Article IX (Signs and OASS Regulations) to amend sign regulations; Article XI (Administration, Enforcement, Amendments, and Fees) to change the responsible party for recording decision sheets, to amend the procedures for considering Champaign County Zoning Board of Appeals cases, and to amend Plan Commission meeting requirements; Article XII (Historic Preservation) to clarify owner regulations; Article XIII (Special Development Provisions) to clarify references; and Articles VII, XI, XII, and XIII to clarify the required vote for approval.
