NOTICE OF SHERIFF SALE

PUBLIC NOTICE is hereby given that pursuant to a judgment of foreclosure entered by the court in the above entitled cause the property hereinafter described or so much thereof as shall be sufficient to satisfy said judgment, will be sold to the highest bidder.

(B) The common address and other common description, if any, of the real estate is: 1110 Cleary Avenue, Danville, IL 61832

(C) The Legal description of mortgaged premises is: Lots 1, 2, and 3 in C.E. Ross' Second Subdivision in Section 16, Township 19 North, Range 11 West of the 2nd P.M., situated in Vermilion County, Illinois.

(D) FOR INFORMATION PURPOSES ONLY, a description of the improvements on the real estate is: Single-family residence. THE SELLER DOES NOT MAKE ANY BINDING REPRESENTATIONS OR WARRANTIES OF ANY TYPE REGARDING THE SIZE OR DESCRIPTION OF THE BUILDING.

(E) The real estate may be inspected prior to sale at the following times: By appointment with Laura Sager, 217.442.9005

(F) The time and place of the sale are: 10:00 AM on Thursday, February 21, 2019 at the front lobby of the First Floor of the Vermilion County Courthouse, Danville, Illinois.

(G) The terms of the sale are: The property is sold "AS IS", "WHERE IS", and "WITH ALL FAULTS" for "CASH". The sale does not include any personal property. The successful bidder must deposit the full amount bid, in cash or certified funds, at the time of the sale. Upon payment in full of the bid amount, the purchaser shall receive a Certificate of Sale, which will entitle the purchaser to a Deed for the Property upon the confirmation of the sale by the Court.

(H) Title will be conveyed subject to all general real estate taxes which are a lien upon the real estate, but have not yet become due and payable, and special assessments, if any, utility bills, other bills, prior mortgages and security interests of record, leases or other obligations presently in effect, and all easements and restrictions of record. The successful purchaser has the sole responsibility and expense of evicting, or attempting to evict, any tenant or other individual presently in possession of the subject premises in accordance with all of the terms, conditions and requirements of Illinois law, including Illinois Mortgage Foreclosure law, and/or the terms of any leases for the Property, if the successful purchaser desires to do so.
