Cupcake shop coming to Carriage Center in September

CHAMPAIGN — A cupcake shop is coming to the Carriage Center on South Neil Street, filling out the development that began in 2015.

Smallcakes, which has some 200 locations around the country, hopes to open in early September, according to real-estate brokers Tim Harrington and Josh Markiewicz of Coldwell Banker Commercial Devonshire Realty.

The "cupcakery and creamery" recently opened a location in Springfield that is doing well, leading it to start looking at Champaign, Markiewicz said.

"It was just doing unbelievably well, and they expect to do very well here, also," Markiewicz said.

Smallcakes will move into the space near the former Snooze Luxury Mattress Shoppe just south of Cricket Wireless, Markiewicz said. It will be next to baby-products retailer Checkered Moon, which is moving from the Old Farm Shops at Kirby and Mattis avenues.

"It's a good-looking product. It's delicious," Harrington said. "They brought it to the landlord's office, and I tried one. It was fantastic."

According to its website, Smallcakes sells 18 types of cupcakes, including seasonal variations such as maple bacon, French toast and pumpkin. It also sells 15 flavors of ice cream.

With the addition of Smallcakes, Markiewicz said the Carriage Center is now 100 percent occupied.

"It's obviously not 100 percent operating businesses as of today, but there's no vacancy in the entire development," he said.

OSF HealthCare is planning to occupy the former Brixx pizza shop at 2043 S. Neil St., which closed last year. And Champaign Surplus is moving next to the Ace Hardware and changing its name to Champaign Outdoors.

The first shops at the Carriage Center opened in 2015. Other tenants are Harvest Market and its Haymakers gas station, Rainstorm Car Wash, Scotty's Brewhouse, Starbucks, Wendy's, AT&T, Great Clips, Salon Xpression, Slim Chickens, Pancheros Mexican Grill, Moe's Southwest Grill and Home2Suites by Hilton.
