It's Your Business: Strip mall planned near Lowe's
A suburban Chicago developer has purchased land in front of Lowe's in Champaign and is planning a small strip mall there.
The two businesses planned to be located at 1902 N. Prospect Ave. will be an Aspen Dental office and an AT&T Wireless store.
Oak Brook developer Insite Champaign's plan calls for filling in part of the detention pond located on the site, according to city planner Jeff Marino.
"It's a unique in-fill development," Marino said.
According to the developer's storm water study, the detention basin was built over capacity and could accommodate more water runoff than it needed to, Marino said.
A building permit was issued earlier this month for the work to begin.
A spokeswoman for Aspen Dental said an opening is slated for the fourth quarter of this year.
"It'll be a full-service dental office, from cleaning and hygiene and we'll have on-site denture lab," said Kasey Pickett with Aspen Dental in Syracuse, N.Y.
Typically an office employs eight to 10 people, including dentists, hygienists, technicians and office staff.
In recent years, Aspen Dental has opened locations in Springfield and Mattoon. Later this month, an office will open in Forsyth.

Can't get enough sushi? One feature of the new Sushi Ichiban restaurant in Champaign's Campustown is the all-you-can-eat sushi dinners for $16.99.
The restaurant will let you order all you want (Texas scorpion roll, spicy yellowtail roll, futo maki roll and many more), but you will have to pay $1 for each leftover piece.
Sushi Ichiban opened last week in the former Sarku Japan location, 619 S. Wright St., C. Sarku Japan closed over the winter break. It opened in September 2009.
Owner Jay Tong also runs Hunan, a Chinese and Japanese restaurant in Springfield.
Soft drinks are available; no wine or beer is being served.
It's open 10:30 a.m. to 2:30 p.m. for lunch and 4:30 p.m. to 11 p.m. for dinner daily and can be reached at 954-0493.
Coming this summer
Greece natives and brothers Nick and George Kokkosis hope to open a Greek restaurant in southeast Urbana.
They're eying space at 1805 S. Philo Road, previously home to a Chinese restaurant just south of the Sunnycrest Mall on Philo Road.
On the menu would be rotisserie meats such as lamb and pork and dishes like pastichio, a macaroni dish with beef in the middle, said Nick Kokkosis.
Kokkosis said he cooked in restaurants and hotels in Greece before moving to Champaign-Urbana about eight months ago to join family here. He's aiming for a July opening.
New name, owners
The Village Wardrobe in Homer is under new ownership and has a new name called Mudpies 'n' Fireflies.
A frequent shopper of the store, Homer resident Kimberly Ashbrook said when she learned the owners were moving on to other projects, she thought buying the business sounded like a great opportunity. The Village Wardrobe in Monticello is still open.
"We wanted to keep the business open in Homer because it's an important resource for the community and we wanted to keep the building space up and running," Ashbrook said.
She and her husband, Jonathan Ashbrook, are the new owners.
The glass-bottled sodas — over 100 are available — previously sold at the Village Wardrobe and, before that, the Homer Emporium still will be sold in the store.
The store also will continue to carry consignment clothing for children as well as boutique children's clothing, new gift items and toys from the company Melissa & Doug.
Ashbrook also plans to make the store more of a community space for moms by planning story hours and events such as craft nights for moms and daughters. She also hopes to feature locally homemade craft items for sale.

Cars
It may sound like it's a Mahomet dealership, but Lake of the Woods Motor Company opened recently in Urbana.
The used-car dealer is at 1804 N. Cunningham Ave., in space most recently occupied by Zim Motors.
"When I first envisioned doing this, I thought it would be in Mahomet. We came up with the name and logo, but then the ideal location became available here in Urbana," said Clark Schnepper.
He, his wife Stephanie Schnepper, Joel Tjelmeland and his wife Michelle Tjelmeland are partners in the new business.
He said the traffic count on Cunningham Avenue was a big reason they decided to open in that location.
"What we specialize in is a true late-model (2008 and later), low-mileage premium brand," he said.
That means, "a car that has not been wrecked, not painted, (not) smoked in. A car that comes with all the books it's supposed to have, the manuals and two sets of keys you're supposed to get. The vehicles are reconditioned to perform like new," Schnepper said.
The business sells cars, trucks, vans and SUVs, and its inventory includes domestic as well as imported cars from Japan and Europe as well as some specialty vehicles, he said.

Yeah, I agree. I'm originally from Scottsdale, Arizona and the same thing happened there. They over developed the north and just left the south go under. There has been some progress in the recent years, but I remember about a decade of vacant lots and empty shops.
A unique in fill project? That is just another phrase for filling in a pond. People are being told things that should get them upset; however, the marketers want people to praise them for stupidity. Look at Dairy Queen. They cut down the size of their Blizzard and keep the price the same and people think that it is so neat to have a "Mini Blizzard". I see nothing cool about downsizing a pond to put in another stinking strip mall.
