Residential, retail projects planned in Rantoul

RANTOUL — A part of the village that has seen growth in recent months can expect to see more.

An area north of East Grove Avenue is expected to become the site of a new senior citizen housing project as well as two new retail businesses.

Jason Adams of Miller-Valentine Residential Construction, Cincinnati, said 42 units of ranch-style multiplex villas will be constructed in the area of Twin Lakes Drive and Alta Brown Drive, north of Brookstone Estates.

The firm, which will serve as general contractor for the project, is seeking subcontracting bids for such jobs as electrical, framing and other trades. The company has set an Oct. 8 deadline to submit bids.

Adams said the company's goal is to start construction in mid- to late fall and be completed in about a year.

He said the project includes 10 one-bedroom units and 32 two-bedroom units.

"Each one-bedroom unit would be about 1,128 square feet," Adams said. "The two bedrooms would be 1,188. That includes the garage."

Adams said the company is experienced in building senior housing.

"The ones that we're doing, we call them our villa units," he said. "They are single-story slab on grade. No basements. We have some (that are) four units, some six units and some eight units."

The project will also include construction of a clubhouse. Twin Lakes Drive will run west of the project, and Alta Brown Drive to the south. Adams said Alta Brown Drive will be repaved.

He said seven housing units will be constructed — three eight-unit buildings, one six-unit building and three four-unit buildings.

Village inspector Dan Culkin said the area north of Grove Avenue and west of Maple Grove Shopping Center is also targeted for construction of two new businesses — an O'Reilly's Auto Parts and a Dollar Tree store.

Adams said Miller-Valentine is not developing the commercial store projects.

Culkin said the developers would need to appear before the village plan commission and the Rantoul Village Board for approval of their use development and plat for the residential project. He said it is becoming increasingly common for developers to seek project bids before having use development and plat approval.

The area has seen a great deal of development/change in recent months.

Niemann Foods purchased and renovated the Rantoul IGA building and converted it to a County Market, and developed an Ace Hardware in the former Save A Lot store, both in Maple Grove Shopping Center.

Nearby, the Dairy Queen was renovated and a new laundromat/dry cleaning business opened earlier this year.

The village will also develop a park north of the Dairy Queen, donated by John and Barbara Bonacorsi, owners of the business.

Culkin said the central location in the village might be a prime reason for the amount of development there in recent years.
